How the usda rural loan works
USDA loans are the least understood zero-down program in Georgia. People hear rural and picture a farm, but the eligibility map includes a lot of ordinary subdivisions an hour outside the perimeter.
Two tests apply: the property must sit inside an eligible area, and your household income must fall under the county limit for your family size. Both are checkable in about five minutes, and we do it before you fall in love with a listing.
The guarantee fee structure is gentler than FHA. An upfront fee of 1% is financed and an annual fee of 0.35% is collected monthly, which on most files comes out well below an equivalent FHA payment.
